Moving on Closing Day: How to Time It in Bradenton
You can move on closing day, but the order matters. Sellers should be out before the closing starts. Buyers shouldn’t have a truck idling in the driveway before the keys change hands. Call +1 (941) 392-6022. Bradenton Mover Line connects you with an independent mover in Manatee County that can work around a closing time.
This page covers what the Florida contract says, why closings slip, a timeline for sellers and buyers, and how to protect your money on the big day.
Calls may be recorded. We may be paid when we connect your call. You pay us nothing.

Can You Move on Closing Day?
Yes, if you plan for the closing to run late. Here’s the safest plan for each side:
| You are | Safest plan | What goes wrong if you squeeze it |
|---|---|---|
| Selling | Move out the day before closing | The walkthrough finds furniture still in the house |
| Buying | Load your old home in the morning, unload after you have the keys | The crew waits on the clock while papers get signed |
| Buying and selling | Close on the sale first, then the purchase, with storage as backup | One delay holds up both homes |
| Moving from out of state | Land the truck a day or two after closing | The delivery window lands before you own the house |
Moving on closing day works best for local moves with a short trip between homes, such as across Bradenton or out to Lakewood Ranch.
What Does the Florida Contract Say About Moving Out?
Many Florida home sales use the Florida Realtors and Florida Bar “AS IS” contract. In the 2017 version of that form, paragraph 6(a) says the seller must, at closing:
- hand over the home “free of tenants, occupants and future tenancies”
- have “removed all personal items and trash from the Property”
- hand over “all keys, garage door openers, access devices and codes”
So a seller who is still loading boxes at closing time is behind. Paragraph 12(b) gives the buyer a walkthrough “on the day prior to Closing Date, or on Closing Date prior to time of Closing.” The walkthrough confirms that the personal property in the contract is still there and the home has been kept up. A half-packed house makes that hard.
The form also says closing happens at “the time established by the Closing Agent,” at the agent’s office in the county where the home is, unless the parties agree otherwise. Ask your title company for the time as soon as it’s set.
Why Do Closings Slip?
Paperwork, money and weather.
- The loan disclosure. Federal rules require the lender to give you the Closing Disclosure at least three business days before you sign. The American Land Title Association explains that certain changes restart that clock: an APR increase of more than 1/8 of a percent on most loans, a change in loan type or an added prepayment penalty.
- Repairs and appraisals. A low appraisal or an unfinished repair can push the date.
- Storms. During a tropical storm or hurricane watch or warning anywhere in Florida, Citizens and other insurers stop writing new policies. No insurance, no loan, no closing.
Plan for it. In July 2026 the median Manatee County single-family home took 100 days from listing to closing, the Realtor Association of Sarasota and Manatee reported. Book your movers early, and ask how they handle a date change.
A Moving Timeline for Sellers
The goal is an empty house before the walkthrough.
| When | What happens |
|---|---|
| Two to six weeks before | Book the mover. Get the date and price in writing. |
| One week before | Confirm the closing time with the title company. Set up storage if the next home isn’t ready. |
| Two days before | Pack the last rooms. Gather keys, garage openers and gate fobs. |
| The day before closing | Movers load the truck. Take out the trash. Do a last sweep of closets, the attic and the garage. |
| Closing morning | Buyer’s walkthrough. Leave keys and openers with your agent or at the closing. |
Two spots are easy to miss: the garage and the lanai. Patio furniture, pool chemicals and paint cans can count as “personal items and trash” too.
A Moving Timeline for Buyers
The goal is no paid crew time spent waiting on signatures. Moving on closing day as a buyer means three steps in order.
- Morning. Movers load your old home.
- Late morning. You sign at the title company, the funds clear and the keys are handed over.
- Afternoon. The truck meets you at the new house.
Ask your closing agent when the keys will be released. Don’t schedule the unload until you know. On an hourly move, a crew parked outside a house you can’t open is billed time.
If the move is long distance, the truck won’t arrive the same day. It comes within a delivery window of days, so set that window to start after closing. See interstate movers.
What if You’re Buying and Selling on the Same Day?
Close the sale first, then the purchase. The money from one pays for the other, and your belongings ride on the truck between them.
Give yourself a fallback. If the purchase slips, the loaded truck needs somewhere to go. Ask the mover about overnight holding or short-term storage, and price it before closing week.
What if the Seller Needs to Stay After Closing?
Then put it in writing. The standard contract has an add-on for this, Rider U, Post-Closing Occupancy by Seller.
Florida Realtors’ associate general counsel explained in a 2023 article that the rider sets a deadline for the buyer and seller to agree on an occupancy agreement or lease. The default is 10 days before closing. If they can’t agree, either side can cancel.
Buyers have two dates to watch. A Tampa Bay agent’s guide notes that conventional loans on a primary home call for the buyer to move in within 60 days, citing Fannie Mae. And a rent-back that runs past January 1 can delay the buyer’s homestead exemption.
Book the seller’s move for a few days before the occupancy ends. More is on our page for realtors and property managers.
How Do You Keep Your Closing Money Safe?
Call before you wire. Real estate wire fraud is common and expensive.
The FBI’s Internet Crime Complaint Center counted more than $275 million in real estate fraud losses from at least 12,368 victims in 2025, the National Association of Realtors reported. In one case, a couple wired more than $449,000 after an email that looked like it came from their attorneys.
- Call the title company on a number you already had, not one from the email.
- Treat any change to wiring instructions as a warning sign.
- Pay the movers separately. Moving costs don’t come out of closing funds.
What Does Bad Timing Cost?
Mostly clock time and premium dates.
- Waiting time. Local crews bill by the hour, and a two-mover crew around Bradenton runs about $116 an hour, per moveBuddha.
- Month’s end. moveBuddha reports rates 20% to 30% higher in the last days of the month, on weekends and from May through September.
- Storage. A unit or a held truck costs less than a crew paid to sit, if you set it up ahead.
What Do Bradenton Buildings and Neighborhoods Add?
A few local rules can stop a truck at the worst moment:
- Condos. Associations want a certificate of insurance from the mover and an elevator booking. Some need to approve the buyer before move-in.
- Gated communities. In Lakewood Ranch and other gated villages, the guard needs the mover’s name. See Lakewood Ranch.
- The islands. The Anna Maria Island and Cortez bridges open for boats at a quarter past and a quarter to the hour in daytime. Build that into a tight schedule.

Under the standard contract, the seller hands over keys and openers at closing. Ask your closing agent exactly when they’ll be released.
Should I Schedule Movers the Day After Closing Instead?
If you’re buying and your dates allow it, yes. A day of slack costs less than a crew on the clock. If you’re selling, move the day before.
Can the Movers Wait if the Closing Runs Late?
On an hourly job, yes, but you pay for it. Ask the mover its waiting policy before you book.
